Air conditioning maintenance: the essential guide
A well-maintained air conditioning system uses up to 25 % less energy, lasts several years longer and delivers cleaner, healthier air. On the Costa del Sol, where systems run almost continuously for six months or more each year, regular maintenance is not an option — it is a necessity.
How often should you service the unit?
Frequency depends on usage, but as a general guide:
- Once a year (before summer): filter cleaning, refrigerant circuit inspection and refrigerant charge check.
- Every two years: full heat-exchanger service, outdoor unit cleaning, electrical connection check and condensate drain tray inspection.
- Every 5 years: overall energy-performance assessment and evaluation of replacement if the system is 10–12 years old or more.
If your property is used only part of the year (holiday rental, second home), a service call before the season begins is essential.
What a professional service includes
A thorough maintenance visit covers, at a minimum:
- Air filter cleaning: blocked filters reduce airflow, increase electricity consumption and can cause ice to form on the evaporator.
- Evaporator and condenser coil cleaning: dust and dirt build-up on the fins can reduce heat-exchange efficiency by up to 30 %.
- Refrigerant level check: a small leak can go unnoticed for months while the system gradually loses efficiency.
- Drain tray and pipe inspection: standing water is a breeding ground for bacteria and mould.
- Electrical checks: contacts, capacitors and protective devices.
- Heating and cooling test: confirmation that the reverse cycle operates correctly.
Signs that your unit needs immediate attention
Do not wait for the annual service if you notice any of the following:
- Unusual noise (vibration, squealing or banging).
- The unit starts and stops repeatedly (short-cycling).
- The air has a strange or musty smell.
- The outdoor unit shows ice build-up on the evaporator.
- Electricity consumption has increased for no apparent reason.
How to extend the life of your system
Beyond professional servicing, a few everyday habits make a significant difference:
- Clean the filters yourself every 4–6 weeks during heavy-use months. Most units have removable filters that can be rinsed under warm water.
- Keep the outdoor unit clear: allow at least 50 cm of free space around it to ensure proper airflow.
- Use the auto mode or a timer: avoids unnecessary start-stop cycles and extends compressor life.
- Cover the outdoor unit in winter if your area is exposed to Saharan dust — but never when the system is in use.
Preventive versus reactive maintenance
The cost of an annual service is far lower than an emergency repair or compressor replacement. In luxury homes where comfort is non-negotiable, having a maintenance contract that guarantees a 24-hour response is the smartest choice.
